How I am supposed to make payments?

A deposit of 40% of the total price is required for all reservations. Final payment is due 30 days prior to arrival. No personal checks will be accepted after this date.

*Exceptions: Reservations made within 30 days of arrival must be paid in full by credit card at the time of booking and all monies paid are non-refundable at that time.

Are security deposits required?

A Security Deposit is required for all rentals. In lieu of a cash deposit, an accepted credit card will be acceptable. The amount of a cash deposit is at the discretion of the Agent; however, the minimum suggested deposit amount is equal to the rental rate or $500, whichever is greater. Guest acknowledges the Agent's authority to charge their credit card for damages to property rented by guest and/or their family and/or guest(s).

What if I need to cancel my reservation?

For refunds, cancellation must be in writing and received 91 days prior to arrival date. For cancellation made prior to 91 days of arrival, there will be a cancellation fee assessed of $100.

Cancellations made between 90 days and 31 days of arrival will result in a forfeiture of the 40% deposit and the reservation/cancellation fee.

Cancellations within 30 days of arrival will result in a forfeiture of full contracted amount. Cancellation Insurance is available for an additional fee. (This insurance is available only to guests who reside in the U.S. and Canada. Third party reservations are also not eligible.) No refunds will be given for early check-outs or no-shows.

What are your inclement of weather cancellation policies?

No refunds will be given for cancellation or interruption due to weather. Travel insurance is available for a fee (restrictions apply). For more information visit

Can we bring our pets with us?

Certain properties do allow a small dog (check descriptions), but only after Labor Day Weekend and before Memorial Weekend.

Reservations must be for a minimum of one week and will incur an additional charge of $100 for villas and $200 for homes.

For those properties that do not allow them, if pets are found in or on the property we reserve the right to cancel your reservation, forfeiting deposit and occupancy of the rental unit plus a $200 charge to treat the property for fleas.

If you are allowed to bring your pet please follow these guidelines:

- Please make sure that you clean up after your pet in and around your villa or home and dispose of the waste properly.
- Any and all damage caused and the resulting charges, i.e. carpet stains, wall damage, pet hair removal, etc. will be the responsibility of the tenant.

Please respect the home or villa and its surroundings so that we may continue to offer properties that allow our 4 legged friends!

Are check-in and checkout times flexible?

CHECK-IN time is 4:00 - 6:00pm.
CHECK-OUT time is by 10:00am.

Each of our rental guests must agree to schedule arrival and departure at stated times. Please do not go to the property before checking in with our office. If cars or people are seen at the property, it will delay its cleaning and inspection, and thereby, delay the check-in time.

If your check-in and/or checkout times vary from the above please call our office and we will make everything possible to accommodate your request.

What if there is a damage in the property during our stay?

Any damage must be promptly reported. Included in your check-in package is a form that will need to be filled out and returned to the office on or before the day of check-out or this Accidental Damage Plan is void. Our staff will have ultimate authority on determining the extent of damage, repairs necessary and damage insurance plan eligibility.

The damage insurance plan will take effect upon your arrival and will continue to cover you until your departure day and it has the following coverage:

- 1 or 2 Bedroom Villa $750
- 3 or 4 Bedroom Villa $1500
- 2 to 4 Bedroom Home $2000
- 5 to 6 Bedroom Home $3000
- 7 to 8 Bedroom Home $4000

Can I use the phone in the unit?

Nationwide long distance is provided during your stay at no additional charge. For calls to Alaska, Hawaii, Puerto Rico and Canada, please use either a cell phone, calling card or credit card. All properties are equipped with wireless internet.

Do you offer additional cleaning service?

Homes and villas are cleaned before your arrival and after your departure. Daily maid service or interim cleaning is available at an additional charge.

What supplies are included in the rental unit?

For your convenience, properties are equipped with kitchenware and supplies for everyday cooking and a STARTER SUPPLY of paper towels, soap, tissues and toilet paper.

What items should we bring?

Bring beach towels, beach chairs, floats, umbrellas and, certainly, sunscreen!

May I grill outside?

Grilling is prohibited on deck areas, but some homes and villa complexes have grills setup for guest use (check descriptions).

How about the use of swimming pools?

Homes have pool access only if noted in their descriptions. Many have private pools or community pools. Private homes with Pools/Jacuzzis where heat is offered (see descriptions) will be heated for an additional charge. Pools/Jacuzzis cannot be heated separately.

Pool heating must be arranged one week prior to arrival. There will be an additional $50 administrative fee after this period. Heating is not available June, July or August.
